I have a transaction — what paperwork do I need?
The contracts REQUIRED by the brokerage at each stage, submitted in Command within 48 hours. More can come up mid-deal; this is the floor, not the ceiling.
Listing — within 48 hours of going live in the BLC
- Listing Contract — signed by seller and broker
- Seller's Disclosures — signed by seller (required for all listings except bank-owned, estates, and new construction)
- Lead-Based Paint — signed by seller and YOU (homes built before 1978)
- Seller Office Policy — signed by seller
Pending — within 48 hours of going pending (either side)
- Purchase Agreement — signed by seller and buyer
- Seller's Disclosures — signed by both (see listing rules above)
- Lead-Based Paint — signed by both (when required)
- Counter Offers (if applicable) — signed by seller and buyer
- Buyer Office Policy — signed by buyer (if you represent the buyer)
- Buyer Exclusive Agency — signed by buyer (if you represent the buyer)
Closed — within 48 hours of closing
- Settlement Statement
- Warranty Deed
- Vendor's Affidavit
- Title Commitment
- Seller's Disclosures — re-signed by the seller at closing
